What are the Airbnb rules in Los Angeles for hosts?

In the City of Los Angeles, Airbnb hosts must register their eligible primary residence with City Planning and show the registration number on every listing. Check which city your home is in

The City of Los Angeles Home-Sharing Ordinance applies to rentals of 30 consecutive days or less inside the City only. It does not set the rules for all of LA County.

Santa Monica, West Hollywood, Beverly Hills and Calabasas are separate cities with their own rules. Other cities in LA County also set their own rules. Check the city your property is in before using this guide.

Your home must qualify before you register

The home must be your primary residence, meaning the sole residence where you live more than six months of the year. It must not be subject to the City's Rent Stabilization Ordinance (RSO).

There is one registration per primary residence. A person may hold only one registration at a time in the City. Register with LA City Planning and post the number on every listing. Listings for the same unit use the same number.

Track hosting days and renew each year

Regular registration allows up to 120 days of home-sharing per calendar year. More than 120 days requires an Extended Home-Sharing approval.

Registration lasts one year and must be renewed every year. It cannot be transferred. You can have several listings at the same property, but only one booking at a time.

Give guests the Code of Conduct

Hosts must give guests a Code of Conduct. No amplified sound is allowed after 10 p.m. Evening outdoor gatherings cannot have more than 8 people.

What the rules mean for cleaning

The City allows one booking at a time, so every stay ends with its own clean before the next guest arrives. Book the clean for the checkout day, not the check-in day, so a late checkout does not squeeze it.

Ready Rental Cleaning sends before and after photos of every room after each clean. If a guest leaves damage or a mess behind, those photos show how the home looked when it was last ready. See what to do when a guest leaves it dirty.

Our Superhost Guarantee: Superhost protected, or your next 3 cleans are FREE. Read the full guarantee terms.

Sources and where to check

This is general information, not legal advice; check with LA City Planning about your property. This guide uses the City's Home-Sharing Ordinance (Ordinance No. 185,931) and administrative guidelines revised and effective September 28, 2026.
