Booking & Scheduling
Go to our Book page, enter your property address, select a service type, pick a date and time, enter your contact info, and pay securely via Stripe. The entire process takes about 60 seconds. You will receive an instant confirmation email.
We recommend booking 24 to 48 hours in advance for best availability. For unusually busy windows (holiday weekends, summer peak), 7 days lead time is safer.
Yes. We offer weekly, bi-weekly, and monthly recurring schedules. Recurring clients get priority booking, a dedicated cleaner who learns your property, and locked-in pricing.
Contact us at least 24 hours before your scheduled cleaning to reschedule or cancel at no charge. Cancellations within 24 hours are subject to a 50% cancellation fee to cover the cleaner you blocked.
It almost never happens. If it does, contact us immediately and we will dispatch a replacement cleaner the same day or refund 100% of the booking, your choice. Every Turnover has a backup cleaner on standby for that reason.
Service & Quality
Every Turnover follows our 113+ task checklist applied to the whole home (113 total across bedrooms, bathrooms, kitchen, living/dining, and a whole-home wrap-up, not per room). Specifics: strip and remake every bed, scrub every bathroom, top up the paper goods, wipe kitchen surfaces and run the dishwasher, vacuum/dust/fluff every living area, plus cobweb sweep, trash out, thermostat set, and lockup verified. Before and after photos texted within 30 minutes.
A Turnover follows our 113+ task between-guest checklist. A Deep Clean follows our 140+ task top-to-bottom reset that adds oven interior scrub, fridge empty and wipe, vent and blind wiping, baseboard deep scrub, grout cleaning, and cabinet interior wiping. We recommend a Deep Clean monthly or after heavy stays.
A few things, for safety and scope, are not included in a standard or deep clean: Black mold or mold remediation; Biohazards, blood, feces, or bodily fluids; Pest extermination or active infestations; Hoarder-level clutter or conditions; Trash or junk hauling; Permanent stains (anything that will not come out); Heavily soiled or neglected areas beyond a standard clean; Exterior or upper-floor windows; Lifting over 20 lbs or moving heavy furniture; Handling valuables: electronics and TVs, collectibles, trinkets, or delicate fixtures (we clean around them). Some of these we are happy to do as a paid add-on, just ask and we will quote it: Carpet shampoo, Grout cleaning, Wall washing, Vertical blinds, Light fixtures, Inside oven or inside fridge, Patio or balcony, Laundry, Light clutter pickup.
Yes. We bring everything: HEPA-certified vacuum, microfiber cloths, professional disinfectants, glass cleaner, mop pads, oven cleaner (Deep only), grout cleaner (Deep only).
No. You stock fresh sheets and towels at the property. Most hosts keep 2 to 3 clean sets in a closet so the cleaner always has a fresh set to use. We strip the dirty sheets, put on the clean ones you stocked, and bag the dirty laundry. Want us to wash the dirty set on site? Add Laundry Service when you book and we will wash, dry, and fold the sheets during the clean.
The booking page asks you to confirm fresh sheets are stocked before you can book. If you book and then realize you forgot, contact us right away. If your home has a working washer and dryer, we can add Laundry Service so we wash the dirty set on site. If not, you can drop off a fresh set, or ask us to skip the bed step at the same price.
That is the Superhost Guarantee. If you had Superhost status when we cleaned a turnover, a guest review for that turnover contains a cleanliness signal (sub-5 rating or keyword like dirty/dusty/stained/smelly/hair/etc.), and you lose Superhost status within 365 days, your next three turnovers are free. Forward the review screenshot + your Airbnb dashboard showing the status change to carolyn@readyrentalcleaning.com within 30 days of losing Superhost. We confirm within 48 hours and your 3 free clean credits land in your account. Full terms at /guarantee.
Yes. The same Superhost Guarantee structure applies to Deep Cleans — if you had Superhost at the time of our Deep Clean, a cleanliness comment in a review for that stay contributes to Superhost loss within 365 days, your next three turnovers are free.
Superhost drops from non-cleanliness factors: location, communication, accuracy, value, check-in, host responsiveness. Also excluded: prior-guest damage (we photograph on arrival), biohazards (flagged + billed separately), mid-stay current-guest messes, undisclosed pets, hosts who weren't Superhost at the time of our clean, reviews removed by Airbnb. Airbnb Superhost status only (does not apply to VRBO Premier Host or other platforms). Full exclusions list at /guarantee.
Yes, every cleaning includes before and after photo documentation texted to you within 30 minutes of completion. This lets you verify the cleaning remotely and provides proof in case of any guest damage claims.
Paper goods yes, amenities no. Every turnover we top up toilet paper, paper towels, and trash bags — from your cabinet stock first, and our cleaner carries a backup kit so your guest never walks into an empty roll. We do NOT refill hand soap, dish soap, body wash, or shampoo: matching the exact brand and scent you use is logistically impossible, and we will not swap to a different product that breaks your guest experience. If your own paper stock is running low, we text you before we leave.
Yes. We are platform-agnostic. What matters is your checkout time, not which site the guest booked through. Send us your turnover schedule and we will fit your platform mix.
Standard Turnover includes normal pet hair removal as part of the vacuum pass on every rug, cushion, and corner. For heavy shedding, mention it in your special requests when booking and we will quote any extra time before service. We do not clean pet waste, urine, or feces beyond normal surface residue.
Scope, Extras, and What We Do NOT Cover
If the property is meaningfully worse than a standard Turnover (party aftermath, broken items, biohazard, food spills everywhere), we photograph, stop the job, contact you, and quote the upgrade before doing any extra work. Usually that means rebooking as a Deep Clean. You will never be charged extra without your written approval first.
No. We staff each job for the exact scope you booked at checkout, so on-site add-ons would shorten the next booking. Add-ons (Laundry, Patio, Pet Hair Removal, additional stairwells, extra rooms) must be added 24 hours before service. If you need something added last-minute, text us early and we will do our best to fit it in.
Book the next size tier up, or request a Custom Quote for 6+ bedrooms. We complete exactly the checklist you booked for the property size you booked. Extra bedrooms, home gym, yoga studio, separate office, finished basement, or casita all count toward the tier. We do not extend the job scope on site without a new booking, so the right move is to book the correct tier from the start.
One main staircase is included with any Turnover or Deep Clean. Additional stairwells (multi-story estates, split-level homes with more than one staircase) are an extra-charge add-on. Mention it before booking and we will quote the additional labor. We will not silently add it on the day of service.
Yes, as a Custom Quote only. Drywall dust, paint, sawdust, and tile residue require HEPA filtration on every vacuum pass, specialty respirators, and roughly 3x the time of a standard clean. Request a Custom Quote with photos and we will price the job as a one-off before scheduling.
Book a Deep Clean. Standard Turnover pricing assumes normal guest use. If the property had a party, a long stay, or any heavy-soil situation, the right tier is Deep Clean. If we arrive expecting a Turnover and find party aftermath, we will photograph, contact you, and either reschedule as a Deep Clean or quote the upgrade on the spot.
No. Window cleaning is not in our scope at all, interior or exterior. This is consistent with the entire vacation rental cleaning industry (every named competitor excludes window cleaning from standard service). For any window cleaning, hire a dedicated window cleaning specialist.
Not as part of the regular clean, but you can add them. A Garage Sweep-Out (sweep the floor, tidy up, cobweb removal) and a Patio / Balcony Clean for outdoor furniture are both paid add-ons, quoted with your booking. Condition matters: patios with heavy leaves, trash, or empty bottles get quoted higher before service. Without the add-on, we do not touch the garage or patio.
No. Exterior power washing is a specialty service. We do not bring a pressure washer.
Yes, as a paid add-on quoted with your booking (grease scrub, grate clean and re-season, exterior wipe-down, photo of the grill after service). Multiple grills are quoted separately. Hosts with a barbecue on the property add this so guests get a guest-ready grill.
No. Wall washing and ceiling washing are out of scope. Standard turnovers and Deep Cleans include a cobweb sweep across every ceiling corner. That is the limit. For wall scuff repair or ceiling washing, hire a painter or wall-cleaning specialist.
No. We do not empty, sort, or detail-clean closets. We will not handle stored items, guest belongings, or seasonal storage. If guests left items behind, we bag them and leave them inside the property for the host.
Yes. If we arrive and the home is in extremely bad shape (biohazard, hoarding-level mess, infestation, structural unsafe, party aftermath far beyond a normal Deep Clean), we reserve the right to refuse service. We photograph the condition, notify the host immediately, and either rebook at a custom quote or fully refund the booking. We will not start work in a home that is unsafe or genuinely outside the scope of what we offer.
No. We clean around any furniture over 50 lb. We will not move sofas, beds, dressers, appliances, or anything that requires two people to lift. If a guest left a mess behind a heavy piece, photo proof goes in the report and the host moves the item before the next clean.
No. We bag forgotten guest items and leave them inside the property in a clearly marked bag. We do not launder, donate, or remove personal property. You handle guest follow-up directly.
Pricing & Payment
Every property is quoted for its exact size and condition. Request a free quote on the booking page (60 seconds, no card charged) and we text and email your exact price within 2 to 4 hours between 8 AM and 8 PM. Add-ons like laundry, patio, BBQ grill, and 24-hour rush are quoted with your booking.
Hourly pricing rewards the cleaner who works the slowest. Flat-rate by property size means you know the cost before you book and we know exactly what to deliver. Every other LA cleaner uses quote-based or hourly, which means you call, fill out a form, and wait. We publish the price. You book in 60 seconds.
We accept all major credit cards via Stripe. Payment is collected at the time of booking. You will receive a digital invoice and receipt via email automatically.
Yes. Hosts managing 5+ properties qualify for volume pricing, dedicated cleaners, and priority scheduling. Email carolyn@readyrentalcleaning.com with how many properties and your typical turnover volume, and we will reply with a custom package within 24 hours.
No hidden fees, ever. The price you see is the price you pay. Add-ons are clearly listed and optional. The only surcharge is the 24-Hour Rush fee, always disclosed upfront before you book.
Trust & Safety
Yes. We carry $2,000,000 general liability insurance covering every job. All cleaners are bonded. Your property is protected against any incident or damage within the scope of the cleaning.
Yes. Every cleaner on our team passes a thorough background verification before joining. We also conduct reference checks and a probationary period with supervised cleanings.
We work with your existing access method: lockbox, smart lock, keypad, or key exchange. Access codes are kept confidential, used only for the scheduled cleaning, and never shared.
