A guide for Los Angeles hosts

Does AirDNA include cleaning fees?

Yes, AirDNA includes host cleaning fees in both average daily rate (ADR) and revenue. Its ADR spreads that fee across booked nights. To compare with your nightly rate, subtract total cleaning fees from total revenue, then divide by the booked nights for the same period.

What AirDNA includes

Average daily rate means revenue per booked night. AirDNA calculates it over the past 12 months, with the host’s cleaning fee included. Its ADR definition excludes Airbnb service fees. Source: How AirDNA calculates average daily rate (ADR).

AirDNA also includes cleaning fees in revenue, including Rentalizer projections and listing revenue potential. It describes revenue as nightly rates plus cleaning fees, minus host discounts and booking platform service fees. Source: How AirDNA calculates revenue.

AirDNA's worked example

In AirDNA’s example, 5 nights at $250 per night with a $200 cleaning fee gives an ADR of $290.

AirDNA’s ADR help article

Here’s the arithmetic for that example:

  1. Nightly revenue: 5 nights × $250 = $1,250.
  2. Total revenue with cleaning: $1,250 + $200 = $1,450.
  3. AirDNA ADR: $1,450 ÷ 5 nights = $290 per booked night.
  4. Remove cleaning: ($1,450 − $200) ÷ 5 nights = $250 per night.

The cleaning fee adds $200 ÷ 5 = $40 per night to this ADR. Subtracting that $40 from $290 gives the same $250 nightly rate. These are AirDNA’s example figures, not a Ready Rental Cleaning quote.

How to compare with your nightly rate

Start with revenue and booked nights for the same period. Subtract the cleaning fees included in that revenue, then divide by booked nights. For several stays, use the total cleaning fees across those stays.

A flat cleaning fee adds more per night on a short stay. Keep that in mind when comparing listings with different stay lengths. Check discounts and service fee treatment too, using the AirDNA revenue definition.

Common Questions

Does AirDNA ADR include the cleaning fee?

Yes, AirDNA includes the cleaning fee set by the host in ADR. It calculates ADR by dividing total revenue by booked nights over the past 12 months. Its ADR help article says Airbnb service fees are excluded.

Does AirDNA revenue include cleaning fees too?

Yes, AirDNA says all its revenue figures include the nightly rate and cleaning fee. This includes projected revenue in Rentalizer and revenue potential for short-term rental listings. Its revenue calculation subtracts host discounts and booking platform service fees.

How do I remove the cleaning fee from ADR?

Subtract the cleaning fees included in total revenue, then divide the remainder by the same booked nights. You can also subtract cleaning fees per booked night from ADR. Use the cleaning fees for all bookings in the period, rather than a single stay's fee.

Why does a short stay have a higher ADR?

With the same nightly rate and cleaning fee per stay, a shorter stay spreads the fee over fewer nights. That adds more cleaning fee to each night of ADR. A higher ADR can therefore reflect stay length rather than a higher nightly rate.

Is AirDNA revenue the same as profit?

No, including a cleaning fee in revenue does not make that fee profit. You still need to account for the cost of the clean. Compare the cleaning fee you collect with what the cleaning company charges.

Does AirDNA include Airbnb service fees?

AirDNA's ADR help article says its figures do not include Airbnb service fees. Its revenue help article describes revenue as nightly rates plus cleaning fees, minus host discounts and booking platform service fees. Read the linked definition for the metric you're comparing.
